Maintenance Supervisor

JOB SUMMARY The Maintenance Supervisor is responsible for maintaining the physical property including mechanical systems, structures (interior and exterior), grounds, and housekeeping. This position is responsible for ensuring superior curb appeal, rapid response to maintenance requests, and the supervision of all maintenance staff. 

DUTIES & RESPONSIBILITIES ● Manage the repair/replacement processes on HVAC systems, boilers, chillers, plumbing systems, electrical systems, appliances, and pool control systems ● Manage and maintain work orders, turnover of vacant units, and scheduling contractors for estimates and approved contracted work ● Perform routine and scheduled maintenance tasks to include; grounds care, common areas, trash and recycling, safety inspections, monthly and quarterly inspections, and preventative maintenance ● Assist in maintaining the operating budget for turnovers, R&M, and capex budgeted items ● Report accidents, emergency, or safety concerns to supervisor immediately ● Support additional properties as needed in the assigned area ● Participate in the on-call rotation schedule ● Train and supervise maintenance staff ● Demonstrate and follow the Oakbrook Values: Ethical, Professional, Collaborative, Family ● All other duties as assigned 

KNOWLEDGE, SKILLS & ABILITIES ● Supervisory experience in residential property maintenance or related ● Knowledge of electrical, plumbing, water heaters, appliances, HVAC, construction, pool and whirlpool pumps, carpentry, painting, vendors, parts, and services ● Interpersonal skills to interact with tenants and others as needed ● Must be able to work independently with minimum supervision 

BASIC REQUIREMENTS • High school diploma or GED • Vocation or trade school certifications preferred • Must provide personal hand tools needed for the position • Valid driver’s license and reliable transportation Job Description: Maintenance Supervisor January 2024

Licensed Massage Therapist:

This part-time, independent contractor position entails delivering therapeutic massages, including Swedish, Deep Tissue, and Prenatal techniques. The Licensed Massage Therapist will promote stress management and create a relaxing atmosphere for clients. Availability is required on Monday, Tuesday, or Thursday evenings from 4:30 PM to 7:30 PM, and/or Saturdays from 9:00 AM to 12:00 PM.

Key responsibilities include providing 45–90-minute massages by appointment, documenting SOAP notes, recommending future massage appointments, delivering exceptional customer service, ensuring client comfort and satisfaction, maintaining a clean and organized treatment room, and demonstrating a willingness to learn the scheduling system for basic use.

Qualifications include prior experience as a Massage Therapist (preferred), a valid license from the state of Wisconsin, current liability insurance, CPR certification, and excellent communication and interpersonal skills.
